Expertise

First establish where the project actually stands.

Recovery work starts with facts, not a plan: what is built, what remains, what it will cost, what funding exists, who has authority and what the contracts allow. Only then is pause, stabilization, restructure, completion or an exit a real decision.

Who this serves

  • Owners and sponsors with a stalled or over-budget project
  • Lenders and investors holding an incomplete asset
  • Guarantors and partners facing a funding decision
  • Successor owners taking over work someone else started

Problems addressed

  • Nobody can state the remaining cost to complete with confidence
  • Funding exhausted before the work was finished
  • Contract, lien and change-order exposure unquantified
  • Decision authority unclear among partners, lender and guarantor
  • Pressure to keep spending in the absence of a status baseline

Scope

  • Reconstruct actual physical and financial status
  • Remaining work, cost-to-complete and funding requirement
  • Contract, change and claims exposure review
  • Constraint and decision-authority review
  • Options analysis: pause, stabilize, restructure, complete or decline

Work products

  • Cost-to-complete review
  • Funding requirement and gap summary
  • Claims and change exposure summary
  • Remaining-authority review
  • Executive recommendation with conditions and dissent recorded

How a mandate starts

  1. 01

Immediate conversation about safety, funding pressure and who currently holds authority

  2. 02

Status baseline: what is actually built, spent, owed and remaining

  3. 03

Options set out with conditions, costs and consequences, including declining to continue

  4. 04

A written recommendation the owner and capital parties can act on

Records we request after an initial fit conversation

  • Contracts, change orders, claims and notices
  • All draw and payment history with lien waivers
  • Current physical status documentation and photographs
  • Loan documents, remaining availability and any default correspondence
  • Partnership or operating agreements showing decision authority

Nothing on this list is collected on the public site. It is requested directly, only once both sides agree the work is a fit.

Outside the default scope

  • Any promise that a project can be rescued
  • Emergency response to an unsafe site, which requires the appropriate professionals immediately
  • Litigation support, expert testimony or legal strategy
  • Guaranteed lender, partner or insurer outcomes

If this could be an investment or joint venture

Some stalled projects need an owner or partner rather than an adviser. If that is the honest answer, it goes through the opportunity path — and no one pays a diagnostic fee simply to be considered.

Questions we are asked

Can you save the project?
Sometimes. Sometimes the responsible answer is to stop, restructure or exit. We will not sell a rescue we cannot support with the facts.
How fast can you tell us where we stand?
That depends on the records that exist. Poor documentation is the usual constraint, and reconstructing it is part of the work.
Is this litigation support?
No. We do not provide expert testimony or legal strategy. Where a dispute is live, we work alongside your counsel within their direction.
The site may be unsafe.
Then this is not the right first call. Contact the appropriate licensed professionals and authorities immediately; we can help with the project decisions afterwards.

Not every project can or should be completed, and we do not represent otherwise. Unsafe conditions and legal emergencies require the appropriate licensed professionals and counsel, not an online assessment. Our recommendation is advice; the decision and its authority remain with the owner and its capital parties.
