Threefold Development Partners

FAQs

The questions people actually ask, answered the same way we'd answer them in person.

Seven sections — partnership, fees and timeline, the Cord of Three standard, capital strategy, development, construction and project execution. Every answer reflects only what this site already says: no terms, no figures, no commitments.

Partnership

What partnering with Threefold means, and what it never means.

What does a partnership with Threefold look like?

Threefold partners in three distinct ways, kept separate on purpose. As a principal, in its own transactions — acquisition, co-development and landowner joint ventures — where capital decisions are its own, made under a signed agreement. As a professional, engaged for a defined scope and fee on a written mandate. And alongside strategic and capital partners whose own relationships with a project are disclosed in writing before anything proceeds.

The partnership pathways are set out under Partner With Us. Submitting through any of them creates a conversation, not an engagement.

What do you look for in a partner?

The same things the firm's standards demand of itself: the truth told plainly, including about what does not exist yet; responsibilities, compensation and decision rights that belong in writing before work or money moves; and people who treat another party's capital, property and time with the seriousness they expect for their own. A strong project presented honestly outranks a weak one presented confidently, every time.

If we partner on a deal, who is in charge?

Whoever the written agreement says, for the decisions it assigns to them. Roles, capital commitments, guarantees, authority and conflicts are defined only in a transaction-specific written agreement — never implied by a conversation, a title on this site, or a handshake. If we are your counterparty, we are not your advisor, and that is stated in writing too.

Fees & timeline

What a mandate costs and how long things take — answered honestly, without invented numbers.

What do you charge?

A fee is set only in a proposal written for a specific project and scope — it is never published as a standard price, and no compensation in a professional mandate is ever tied to a raise or a closing. Submitting anything through this site costs nothing and obligates no one; nothing is engaged until scope, deliverables, timing, fee and authority are written down and signed.

How long does it take to hear back after I submit?

Every submission is recorded with its own reference, confirmed to you by email straight away, and read by the partner who holds the discipline — a person, not a queue. We do not publish a promised turnaround, because a promise we have not set would be the first dishonest thing we told you. What we can say: your submission is read, and it does not disappear.

How long does a project or engagement take?

As long as the work honestly takes, and the schedule is stated in the mandate before work begins — a forecast is not a fact, and a confident presentation does not cure a weak assumption. What we commit to is how the schedule is handled: the real position is reported as it stands today, changes are communicated early, and nothing is padded or hidden to make a plan look better than it is.

The Cord of Three standard

What the name means, and the standard it sets for the work.

What does the name Threefold stand for?

The Cord of Three Framework™ — capital, development and construction held together as one discipline rather than traded between strangers. The name anchors to Ecclesiastes 4:12: "A threefold cord is not quickly broken." For us, the passage speaks to shared work, mutual responsibility and strength through unity — not a promise that every venture will succeed.

What is the Cord of Three standard in practice?

Six public operating standards the firm holds of itself first: truth before image, clarity before commitment, stewardship before convenience, preparation before promotion, correction before defensiveness, people before position. They are published in full at Mission, Values & Standards — and they apply to our side of the table before anyone else's.

Is Threefold a faith-based firm? Do I need to share that faith to work with you?

The partners' Christian faith is the foundation of how the firm conducts business — visible in the accuracy of a budget, the clarity of an agreement, the treatment of people, and the willingness to do what is right when doing so is costly. It creates obligations for us; it requires nothing of you. No client, partner or contractor is asked to share it, and faith never replaces diligence, clear agreements or honest risk disclosure.

Capital strategy

The short answers are below. The full capital strategy FAQ — how projects are funded, equity and debt, sponsor returns and the submission process — is at Capital FAQs.

Does Threefold offer investments or raise capital?

No. Nothing on this site is an offer to sell or a solicitation of an offer to buy any security, and raising, placing or soliciting capital for another party is regulated activity that is not offered here in any capacity. We hold no investor or lender list.

Threefold engages with capital in three distinct capacities, kept separate on purpose: as a principal making its own capital decisions under a signed transaction agreement; as a professional engaged for a defined scope and fee on capitalisation strategy, readiness, materials and governance, with no compensation tied to a raise or a closing; or capital may be provided by a separately contracted firm, which contracts with you directly with the relationship disclosed in writing first.

Do you publish lending terms, rates or amounts?

No. Nothing on this site offers or commits capital or a loan, and no lending terms, rates or amounts are published. If lending is ever provided by a separately contracted firm, that firm contracts with you directly, under its own agreement and disclosures.

Will Threefold consider my project as a principal?

Possibly, case by case. Acquisition, co-development and landowner joint ventures are considered on their merits, and a GP or co-GP stake is considered case by case. No structure described on this site is a standing funded product, and a principal discussion only ever begins after a separate written disclosure.

Development

Land, entitlement, feasibility and the decisions that have to be made before anyone funds.

I own land. Will you buy it or develop it with me?

Both are considered. Raw, partially entitled and fully entitled land are all submittable, with or without a plan — and "unknown" is a valid answer about any of it. Outcomes considered include acquisition, a landowner joint venture, a referral where the fit is elsewhere, or an honest answer that the site does not support what you hope it does.

Submitting creates a conversation, not an engagement. The land pathway is Sell Your Land.

My project is stalled. Is it still worth submitting?

Yes — stalled projects are expressly welcome, at any stage. What makes a first look useful is an honest account of where entitlement, utilities, access, budget and schedule actually stand, including what does not exist yet. Nothing is required to start, the form uploads nothing, and sensitive documents wait for a signed confidentiality agreement.

What does a development engagement with Threefold look like?

Either a principal transaction — where capital decisions are our own, made for our own account — or a professional mandate with scope, deliverables, timing and fee written down before work begins. The two are never blurred: if we are your counterparty, we are not your advisor, and that is stated in writing.

Construction

Advisory, owner representation and recovery work — where the money is actually spent.

Does Threefold act as a general contractor?

Construction work through this site is advisory and representative: budget and schedule review, constructability, contract structure, change-order discipline and oversight on the owner's side. Where physical construction is performed, it is done by appropriately licensed and contracted parties under their own agreements — never implied by anything on this site.

What does owner representation actually cover?

Acting for the owner across the life of the work: the budget and schedule as they exist today, the contract terms before anyone signs, the change orders that actually move a budget, pay applications, and the close-out. The representative's duty runs to the owner under a written mandate — scope, authority and fee defined before work begins.

Can you take over a project that has gone wrong?

Project recovery begins with an honest read of what has actually happened — the contract position, the money in and out, the schedule reality and the parties — before any plan is proposed. Not every troubled project should be rescued, and where the honest answer is to stop, that is the answer given.

Project execution

How engagements start, how work is governed, and what any client should expect.

How do I start an engagement?

Through any of the pathway forms — discuss a project, request a proposal, submit an opportunity, or submit a project for capital. Every submission is recorded with its own reference, read by the partner who holds the discipline, and confirmed to you by email. Nothing is engaged until scope, deliverables, timing, fee and authority are written down and signed.

Who actually does the work?

The partners named on each practice page hold the work. Naming a partner is not a promise of personal availability, and nothing is engaged until it is in writing. Where affiliated or separately contracted firms are involved, the relationship is disclosed to you in writing first, and no visitor or client data is transferred without consent.

Do you publish fees or standard pricing?

No. A fee only belongs in a proposal written for a specific project and scope. No compensation in a professional mandate is ever tied to a raise or a closing, and submitting anything through this site costs nothing and obligates no one.

What standards govern how you work?

The firm's public operating standards are published in full: truth before image, clarity before commitment, stewardship before convenience, preparation before promotion, correction before defensiveness, people before position. They are written as expectations the firm holds of itself first — Mission, Values & Standards.

Didn't find your question?

Describe the situation in plain terms and we will tell you which desk it belongs on — including when the answer is none of them.

Nothing on this page is an offer to sell or a solicitation of an offer to buy any security, an investment recommendation, a commitment to lend or fund, or a representation that financing is available or approved. Submitting anything through this site creates no engagement, eligibility, confidentiality or obligation on either side; roles, capital commitments, guarantees, authority, conflicts, scope and compensation are defined only in a transaction-specific written agreement.
