Capital Strategy FAQs
How projects are funded, what is never published, and how a submission runs — answered the same way we'd answer them in person.
Four sections — how we fund projects, equity and debt, sponsor returns, and submitting a project for capital. Every answer reflects only what this site already says: no terms, no figures, no commitments.
How we fund projects
Where capital comes from in each capacity — and what Threefold does and does not provide.
What are the ways Threefold engages with capital on a project?
Three distinct capacities, kept separate on purpose:
As a principal — acquisition, co-development, a landowner joint venture or a negotiated sponsor role — where capital decisions are our own, made for our own account under a signed transaction agreement. In that capacity we are not your advisor.
As a professional — engaged by you, for a defined scope and fee, on capitalisation strategy, readiness, materials, governance and reporting. No compensation is tied to a raise or a closing.
Or capital may be provided by a separately contracted firm, which contracts with you directly under its own agreement, with the relationship disclosed to you in writing first.
Does Threefold invest its own capital in a project?
As a principal, yes — on its own transactions, where capital decisions are Threefold's own, made for its own account under a signed transaction agreement. What Threefold will consider — acquisition, co-development, a landowner joint venture, a GP or co-GP stake — is weighed case by case on the merits of the project.
Nothing on this site is a standing funded product, a commitment of capital, or a representation that funding is available: a principal discussion only ever begins after a separate written disclosure.
Do you manage a fund or pool of investor money?
No. No fund, pooled vehicle or capital raised from outside investors is offered, described or managed through this website. Threefold holds no investor or lender list, and raising, placing or soliciting capital for another party is regulated activity that is not offered here in any capacity.
Will you raise the money, or introduce me to lenders or investors?
No. Raising, placing, offering or soliciting capital for another party is regulated activity, and it is not offered through this website in any capacity. We hold no investor or lender list, and any introduction of any sort would require a counsel-approved structure and appropriately authorized parties.
Equity & debt
Instruments, structures and lending — what is considered, and what is never published.
Do you work with equity, debt, or both?
The professional work spans the whole capital stack: the capital plan, the record set a lender or an equity partner expects, and governance and reporting after close. Which instruments a project actually uses is the owner's decision — we prepare, review and recommend, and the sponsor or owner retains every capital decision. Where Threefold participates as a principal, the structure is considered case by case and defined only in the transaction's written agreement.
Do you lend directly, or publish lending terms?
Nothing on this site offers or commits capital or a loan, and no lending terms, rates or amounts are published. If lending is ever provided by a separately contracted firm, that firm contracts with you directly, under its own agreement and disclosures, and the relationship is disclosed to you in writing first.
Do you publish standard deal structures — preferred equity, mezzanine, joint-venture splits?
No. No standard structure, instrument or split is published anywhere on this site, and nothing here offers or commits capital. Structures, authority, compensation and returns exist only in the transaction-specific written agreement signed by the parties — never implied by a page, a label or a conversation.
Sponsor returns
What is and is not said about returns — and why nothing is published.
What returns do you target?
None are published. No target return, minimum, preferred return or any other return figure appears on this site, and nothing here is an offer of or a solicitation for any security.
In a professional mandate, Threefold's compensation is a fee set by scope in writing — never tied to a raise or a closing, and never a share of a project's returns. In a principal transaction, returns belong to the parties under the transaction's written agreement, decided case by case.
How are returns split in a joint venture with Threefold?
Only in the written agreement for that specific transaction, negotiated case by case and signed before anything proceeds. No standard split, waterfall or promote is published, no structure described on this site is a standing funded product, and a principal discussion only ever begins after a separate written disclosure.
Does the partners' track record guarantee results?
No. The partners' prior experience is attributed to them as individuals and to the firms that employed them; it is presented as experience, not as a promise about any future project. Nothing on this site guarantees a return, an approval, an outcome or a timeline, and no representation here should be read as one.
Submitting a project for capital
The submission process, the reading, the portal and what submitting does and does not do.
What happens after I submit a project for capital?
Your submission becomes a private record with its own reference number. It is read by the partners — not scored by a form — and you receive a confirmation email and a confirmation page with that reference.
If you ask for portal access with the same email address you submitted from, a folder appears in the private portal named by your reference, where documents can be uploaded when we ask for them, and where you can see the stage the reading has reached. Access is approved by hand, one person at a time — never automatically.
How long does a review take?
We publish no fixed timeline, and we would rather be honest about that than quote a number we cannot keep. Every submission is read by a partner who holds the discipline, and readings move through plain stages — Initial inquiry, Review, Follow-up, Decision — which you can watch in the portal if you have access.
What do you look for in a first submission?
The things that make a first look useful, stated plainly: who controls the site and on what basis; the stage the project has actually reached; where entitlement, utilities and access stand; the budget, schedule and pro forma as they exist today, with the assumptions behind them; and what you are actually asking for.
"Unknown" is a valid answer everywhere. An honest account of what does not exist yet is worth more than a polished package that hides it — missing records are a normal starting condition.
Do I need a complete package before submitting?
No. Nothing is required to start, and the submission form uploads nothing. If a reading goes further, sensitive documents are shared only after a signed confidentiality agreement, through your portal folder — never by email attachment.
Does it cost anything to submit?
No. There is no fee to be considered, and submitting buys nothing and obligates no one. If the right answer is professional work rather than a principal discussion, that is a separate paid mandate with scope, deliverables, timing and fee written down before work begins — never tied to a raise or a closing.
Would Threefold invest in my project as a principal instead?
Possibly, case by case. Acquisition, co-development and landowner joint ventures are considered on their merits, and a GP or co-GP stake is considered case by case. No structure described here is a standing funded product, and a principal discussion only ever begins after a separate written disclosure.
Who reads my submission?
The partners. Capital submissions are notified to the partners and the firm's operations mailbox, so the reading is not a single inbox's backlog. What you write is stored privately and is never shared outside the firm without your consent.
Can I track the status of my submission?
Yes, once you have portal access. Your submissions are listed with their references and a plain stage — Received, Being read, Replied to, Not proceeding or Closed. A stage records where a reading has reached; it is not a decision, an approval or a commitment.
Access is granted case by case. Request it with the same email address you submitted from.
Does submitting create confidentiality or an engagement?
No. A submission creates a conversation, not an engagement. It does not create confidentiality, exclusivity or any obligation on either side. Roles, capital commitments, guarantees, authority, conflicts, scope and compensation are defined only in a transaction-specific written agreement.
Ready to put a project in front of the partners?
Unsure which route fits? Describe the situation in plain terms on the contact page and we will tell you which desk it belongs on — including when the answer is none of them.
Nothing on this page is an offer to sell or a solicitation of an offer to buy any security, an investment recommendation, a commitment to lend or fund, or a representation that financing is available or approved. No return figure, structure, lending term or amount is published here, and the partners' prior experience is attributed to them as individuals and to the firms that employed them. Submitting a project creates no engagement, eligibility, confidentiality or obligation on either side, and a portal stage records where a reading has reached — not a decision, an approval or a commitment.
