Threefold Development Partners was conceived around the places projects become disconnected: capital from site, site from construction and execution from ownership. Our purpose is to bring those decisions together with clarity, accountability and respect for the consequences.
The three disciplines
Each founder is responsible for one discipline. What follows describes the work each one does — not a résumé, and not a claim about any prior employer's projects.
Felipe Soares
Capital, Strategy & Partnerships
Felipe's discipline is capital, strategy and partnerships. His work focuses on the investment thesis, underwriting questions, capitalization, acquisitions, sponsor alignment and the relationships needed to move an opportunity toward a defensible decision.
Gary Steudte
Development & Site Strategy
Gary's discipline is development and site strategy. His work focuses on site qualification, feasibility, approvals, utilities, consultants and the path from an idea to a development-ready project.
Robert K. Bishop
Construction & Project Execution
Robert's discipline is construction and project execution. His work focuses on preconstruction, scope, estimating, procurement, owner representation, cost and schedule controls, completion and recovery.
Prior experience is described on the Experience page, attributed to the individual and the entity that employed or contracted them at the time. No photographs of the founders are published at launch.

The name reflects Ecclesiastes 4:12 and a standard of shared responsibility. For us, faith-informed stewardship is expressed in honest assumptions, clear commitments and work that can withstand scrutiny — not promises of guaranteed outcomes.

Write down what nobody has verified
An assumptions register and a missing-records list are worth more than a confident forecast.
Documents govern, not optimism
Budget, schedule and scope stay answerable to a responsibility matrix and a decision record.
Say no clearly
A declined opportunity with a reason is more useful to a counterparty than a slow maybe.
Threefold's practices — capital strategy and formation, development, construction advisory, and investments and joint ventures — are practice labels inside one operating company. They are not separately formed entities, licensed subsidiaries or a pooled fund. No other brand, platform or venture associated with a founder is a Threefold subsidiary or affiliate. Formation details and commercial terms remain subject to final approval.

Threefold Development Academy is our affiliated education and community platform. The Academy teaches development. Threefold Development Partners evaluates, advises, executes and selectively participates in projects. Education and professional or investment relationships have separate scopes and agreements.
