Some opportunities require capabilities outside the scope of a Threefold engagement. Where appropriate, we may identify a founder-affiliated firm or another qualified provider. Each firm is separately owned or operated, separately contracted, and responsible for its own services, fees, licenses, insurance, disclosures, and performance.

Your information stays where you put it

Nothing you submit through this website is sent to either firm. If a referral to a specific firm ever becomes appropriate, it happens only with your separate, affirmative choice that names the destination firm and exactly what would be shared — before anything moves. Clicking a link on this page is not that choice, and no information or consent travels with it.

Four capacities, never mixed

A Threefold principal decision

Threefold is acting for itself — acquiring, co-developing or taking a negotiated partnership role. Our own money and our own judgement, under a signed transaction agreement. We are not your advisor in that capacity.

A Threefold professional-services engagement

Threefold is engaged by you for a defined scope and fee: development management, construction advisory, owner representation, fractional leadership, capital readiness or advisory. Authority is only what the engagement grants.

A separately contracted affiliated firm

Some work belongs to a different firm with its own licence, insurance, contract and fee — including any firm affiliated with a managing partner. When that is the right answer, you contract with that firm directly, the relationship and any interest a managing partner holds is disclosed to you in writing, and Threefold does not present that firm's work as its own.

A regulated activity not offered here

Securities and brokerage activity, licensed design and engineering determinations, regulated inspections and certifications, legal interpretation, tax, appraisal and accounting opinions. These are not offered through this website in any capacity, and no page here should be read as offering them.

Where specialist needs are routed

Specialist technical review

Structural, geotechnical, environmental, MEP, forensic, code and accessibility questions that require a licensed determination. We say what we think needs testing and name the category of professional to test it.

Construction and execution specialism

Deep contracting, means-and-methods, self-perform and trade-level questions beyond owner-side advisory. Where a managing partner's affiliated firm is the right home for that work, it is proposed as a separate engagement with that firm, disclosed in writing.

Capital and lending provided by another party

Threefold's own capital work is strategy and readiness. Capital or lending actually provided by another firm is that firm's activity under its own agreement and disclosures. Nothing on this site commits any firm to fund anything.

A referral, or a plain no

Sometimes the right answer is a broker, lender, attorney, contractor or specialist we do not act as — or that the work should not be done at all yet. We say so and we take no fee for saying it.

Threefold Development Partners does not offer securities or brokerage activity, licensed design or engineering determinations, regulated inspections or certifications, or legal, tax, appraisal or accounting opinions. Robert K. Bishop Advisory and RAW Capital Raise are separately owned and operated businesses; any interest a managing partner holds in either is disclosed to you in writing before you engage them. Where another firm performs work, you contract with that firm under its own agreement. Nothing on this page is an offer, a commitment to fund, or a guarantee of any outcome.
