If this could be an investment or joint venture

Owner representation and principal participation are kept deliberately separate. Where we are or may become an investor in the same project, we say so in writing and the roles are defined before the work starts.

Questions we are asked

Can you sign for us?
Only if a written engagement grants that specific authority, and most do not. By default we recommend and record; you decide and sign.
How is this different from construction advisory?
Advisory reviews specific questions. Representation holds the owner's seat continuously: cadence, coordination, reporting and escalation across the project.
We have a volunteer committee. Does that work?
It works well when decision rights and meeting discipline are written down. That is usually the first thing we set up.
Do you replace our project manager?
No. We sit on the owner's side of the table, which is a different chair from the one the delivery team occupies.

Authority exists only in a written engagement. We do not bind the owner, certify work or make licensed determinations outside an agreed scope, and no reporting we produce replaces the owner's own legal, tax or insurance advice.
