Threefold Development Partners

Capital review

Submit a project for capital.

If your project needs capital — or a capital partner — this is the entrance. Four steps, non-confidential information only, and a private record with a reference. 'Unknown' is a valid answer wherever the facts aren't established yet.

What a submission can lead to

Four outcomes are considered. None is promised.

Every submission is read against the same standard: what the project is, who controls it, what the capital would do and what is still unknown. A submission starts a conversation — it never creates a commitment on either side.

Direct participation
Threefold may invest its own capital as a principal in a reviewed project, on terms settled only in signed transaction documents.
Joint venture or co-development
A sponsor-level partnership where land, equity, execution or capability are combined under a negotiated structure.
GP or co-GP stake
A general-partner or co-GP position is evaluated case by case, only where the project, the sponsor and the structure justify it.
Capital raising for a sponsor
Raising or placing capital for someone else's project is a separate activity, performed only under a written engagement with appropriately authorized parties. It is never promised from a form.

Where a capital raise for a sponsor is appropriate, that work is performed under a separate written engagement by appropriately authorized parties — including, where engaged, affiliated firms that are separately owned and separately contracted. Nothing on this page is an offer to sell or a solicitation of an offer to buy any security, a commitment to lend, fund or raise capital, or a representation that financing is available or approved.

Documents, after you submit

Every submission gets its own folder in the private portal.

The form itself takes no attachments. When your submission is saved you are given a reference, and that reference is the folder a sponsor uploads into — the plans, the approvals, the budget, the rent roll, whatever we ask for once there is a reason to look closely. Files stay filed against the project they belong to instead of arriving loose by email.

1. Submit the four steps
Non-confidential information only. You receive a reference on the confirmation page and in your receipt.
2. Ask for portal access
Sign in and request access with the same email address you submitted from. Access is granted by hand — it is never automatic.
3. Your folder is waiting
Once approved, the portal lists a folder for each submission made from your address, named by its reference.
4. Upload what we ask for
Up to 25 MB a file, filed to that reference, visible only to you and to us. Nothing is published and nothing is shared with another firm.
Open the sponsor portal

Access is invitation-only and approved by hand. Do not upload bank details, tax identifiers or identity documents, and keep anything you treat as confidential until a signed agreement covers it.

Answer only what you know today. The form asks for a non-confidential picture: who you are, what the project is, and the capital you are seeking. It never asks for attachments, bank, tax, identity or accreditation details, and you can move back through the steps before sending.
  1. 01 You
  2. 02 The opportunity
  3. 03 Current need
  4. 04 Review

Step 1 of 4: You. Fields marked * are required. Nothing is saved as you type.

Recorded so we know how the introduction came about. It creates no fee, exclusivity or confidentiality obligation.

There is no fee to have an opportunity considered, and no finder or referral fee is promised. Attachments, tax records, banking details and investor financial evidence are never collected here. Communication preferences are handled separately from the review of your submission.
