Projects

Bring us the site. We will tell you honestly what it can carry.

Landowners, family holdings, brokers and successors can submit a site for a non-confidential first look. Raw, partially entitled or fully entitled, with or without a plan. Where a fact is not established yet, 'unknown' is a valid answer.

What we look at

Six things decide whether a site is real.

Control

Who owns the land, who can sign, and whether any contract, option or partner consent affects a sale.

Entitlement position

What the current zoning and approvals allow today, and what would have to change.

Utilities and access

Water, sewer, power, capacity and legal access — verified rather than assumed.

Physical constraints

Topography, floodplain, wetlands, easements and anything that limits buildable area.

Price expectation

What you expect, how it was arrived at, and how flexible the structure can be.

Timing

Whether there is a deadline, a maturing note, a tax event or no pressure at all.

Possible routes

A sale is one of four honest answers.

Purchase

We buy the site outright when it fits the plan we can actually deliver.

Landowner joint venture

You contribute the land into a negotiated structure instead of selling it.

Option or phased structure

Time to complete approvals before the land changes hands.

No

If the site is not right for us we say so plainly, and quickly.

Submitting a site is not a listing, an offer, an agreement to purchase, or a valuation. It creates no brokerage relationship, no exclusivity and no confidentiality obligation until a signed agreement says otherwise — so send nothing confidential. No price, return or acquisition criteria is published on this site.

Describe the site in four short steps.

A sale is one of several possible structures, and none of them is promised here. An outright purchase, an option, a staged closing, a contribution of the land, or a landowner joint venture are all things we may discuss — which one, if any, fits is decided case by case after we understand the site. Start with what you know; the starting answers below are only a guess and you can change every one of them.
  1. 01 You
  2. 02 The opportunity
  3. 03 Current need
  4. 04 Review

Step 1 of 4: You. Fields marked * are required. Nothing is saved as you type.

Recorded so we know how the introduction came about. It creates no fee, exclusivity or confidentiality obligation.
