Opportunities
A first look costs nothing and commits no one.
Owners, landowners, brokers and sponsors can bring us an opportunity in four short steps. Where facts aren't established yet, 'unknown' is a valid answer.
What we accept for review
Land & entitlement
Raw, partially entitled or entitled sites, with or without a plan.
Ground-up development
Concept through construction-ready projects seeking capital or leadership.
Multifamily
Market-rate, workforce and mixed-income projects.
Build-to-rent
Horizontal and cottage-style rental communities.
Commercial
Retail, office and specialty commercial development or repositioning.
Industrial
Light industrial, flex and small-bay development.
Mixed-use
Combined residential, retail and commercial programs.
Repositioning
Existing assets requiring capital, redesign or a new operating plan.
Stalled or incomplete
Projects that stopped, ran over, or lost their sponsor or lender.
Operating business + real estate
A business and its real property considered together.
Something not listed
If it doesn't fit a category above, describe it in your own words.
These are intake categories, not an approved investment mandate. Threefold publishes no price range, check size, return hurdle, geography, acreage or unit count until those criteria are approved. Duplicate submissions of the same site are flagged for internal review; no competing introduction is deleted and no other submission is disclosed.
The submission
Four steps, in plain order.
- Step 1
Who you are
Your name, organization, contact details and relationship to the opportunity.
- Step 2
What it is
Type, city and state, stage and control status.
- Step 3
The non-confidential picture
Description, approximate basis, budget or capital need if known, timing and the relationship you're requesting.
- Step 4
Review & consent
Confirm accuracy, accept the submission terms and set communication preferences separately.
What happens next
A coordinator reads the submission, then a principal completes a first-look review. An acquisition or joint venture may move toward internal diligence; a professional-service request may move toward a scoped engagement instead. Records are requested specifically, only once there is a reason to look closely.
Missing or unknown facts do not disqualify anything. Nothing is screened out automatically, and every outcome is a human decision — proceed, decline, redirect to advisory, or revisit later.
The submission form is not connected to storage or email yet, so it cannot send an acknowledgement. That is built and tested in a later step, and the page will say so plainly when it changes.
What it isn't
A submission is not an offer, an exclusivity, a fee agreement or a promise of capital. We do not charge sellers or sponsors to be considered, and no finder fee is promised for an introduction. Internal review cadence is an operating target, not a public commitment.
Bringing us an acquisition or joint venture never triggers an invoice. Fee-based work only begins under a separate written scope that you agree to first.
Sending a form does not create confidentiality. Keep the first look non-confidential; anything sensitive is handled later, under the appropriate agreement.
