How we document a project

Communities delivered before Threefold.

31 named communities across California, Arizona and Texas are recorded as published on Robert K. Bishop’s own site and on Family Development’s site, with his permission. Robert K. Bishop was a principal of Family Development. The communities below were designed, built and delivered by that company under his leadership.

Family Development, Palm Desert, California — a separate company, founded in 2003, with its own ownership, entities and agreements. These are not Threefold projects, not Threefold transactions and not a Threefold track record. Sale prices and career totals published on those sites are not repeated here.

Luxury single-family and attached residences: 15 communities. Semi-custom estates and single-family communities across California and Arizona.
Multifamily and condominium communities: 8 communities. Condominium, villa and townhome communities with resort-standard amenities.
Build-for-rent communities: 8 communities. Purpose-built rental communities with full amenity packages across Arizona and Texas.

The publication standard

What a project page must answer.

Every field below is documented before a page is published. If one cannot be answered, the project stays unpublished.

Project or approved description: The named project, or the anonymised description the owner permits.
Dates: When the assignment actually ran, and the status at handover.
Our role: The role Threefold held — not the project team's collective result.
Performing entity: The entity that held the contract, so the work is attributed to whoever performed it.
Documented outcome: The recorded result, with its source. No estimates or reconstructions.
Photography rights: Photographs of that project which we hold the right to publish.
Owner permission: Written permission from the owner, held in private records.

For sponsors

Submit a project for capital.

If your project needs capital — or a capital partner — Threefold reviews submissions for direct participation, a joint venture or a GP or co-GP stake as a principal. Any capital raising for a sponsor is a separate activity, performed only under a written engagement with appropriately authorized parties, and it is never promised from a form.

The review starts with a non-confidential first look: what the project is, who controls it, what the capital would do and what is still unknown. You receive a private record with a reference, and a conversation — not a commitment — follows.

The sponsor portal: your documents and where the review stands.

Each submission gets its own folder, named by its reference. Ask for portal access using the same email address you submitted from; once access is approved by hand, you can upload what we ask for into that folder and see the stage the review has reached — received, being read, replied to, not proceeding or closed. Access is never automatic, and a stage is a record of where a reading has reached, not a decision, an approval or a commitment of any kind.

Ask to hear from us when work opens.

Tell us, in non-confidential terms, what you build, supply, advise on or bring to a project. When a Threefold project reaches a stage where that kind of participation is open, we can come back to you. No amounts, no documents and no attachments are collected, and nothing here is an offer, a bid invitation or an investment solicitation.

What happens to what you send

What we keep: only the entries on this form. Your details are stored as one private record and given a reference so we can find it again.
Why: to decide whether a conversation is appropriate, and to reply to you about it. A person reads every inquiry; nothing about you is decided automatically.
Who sees it: the Threefold principals and the person handling intake, plus the services that host this site and deliver our email. It is not published, sold or shared with any other party.
What we do not ask for: no financial account, tax, identity, credit or payment details, and no file uploads. Please do not send confidential documents through this form.
How long: while the matter is live and for up to twenty-four months after our last exchange, then deleted — sooner if you ask.
Marketing is separate: we only add you to a mailing list if you tick that box, and ticking it makes no difference to how your submission is reviewed.
Sending this form does not create a professional engagement, funding commitment, purchase agreement, confidentiality agreement or referral-fee obligation.
Your choices: you can ask for a copy of what we hold, a correction, or deletion, and we answer within thirty days at no charge.
