What each partner path requires — and what it deliberately does not.
The requirements for a capital relationship and for a strategic partnership, set out plainly before you send anything. They are working criteria applied by a principal, not a scored checklist.
How to read these criteria.
Everything below is qualitative. Nothing here auto-rejects a submission — a missing fact routes to a human reader, not to a filter. The same is true of every requirement on this page: it describes how we review, not a threshold you must clear alone.
Both partner paths share one sequence: a plain conversation, read by a principal, and a review that comes back one of four honest ways — proceed, decline, redirect to paid advisory, or park. A review outcome is a statement about the specific role, not a judgment of you or your project.

Alignment you can state plainly
What you are actually trying to own, for how long, and with what decision rights. A capital relationship here begins with that conversation — before any specific project.
Evidence over assertion
We work from documents: control, entitlements, budget basis, schedule. Where facts are unknown, they are written down as unknown rather than filled in with confidence.
Patience with the sequence
No project reaches a capital conversation until readiness is documented — or its gaps are stated plainly. Urgency never moves a project ahead of its records.
Understanding what this is
This site is not an offering and there is no subscription or deal room. The relationship begins as a conversation with a principal, and nothing is committed before a written agreement.
What you can expect in return
- Reporting you agreed to in advance. Draw reporting, change control, schedule status and a decision record — the same discipline we apply as owner's representative.
- One accountable reader. Your introduction is read by a principal, not scored by a form, and the review comes back one of four honest ways: proceed, decline, redirect to paid advisory, or park.
- A written agreement before anything. Roles, capital commitments, authority, conflicts, scope and compensation are defined only in transaction-specific documents. A conversation or a reference number commits no one.
Nothing on this page is an offer to sell or a solicitation of an offer to buy any security. Threefold publishes no investment terms, target returns or availability, accepts no funds and collects no wire instructions. Any offering would be conducted separately, under counsel's review, with its own issuer, exemption, communications and verification requirements.

Control or authority you can document
Who actually controls the land, project or asset, and what documents prove it. A clear path to control is acceptable; an asserted one is not.
A defined role
What you carry and what we carry, decided before work starts: decision rights, capital obligations and delivery duties, written into the transaction documents.
Disclosed conflicts
Counterparties, competing interests and anything that would prevent a clean role are stated up front. A conflict disclosed early can usually be resolved; one discovered later ends the conversation.
Capability that matches the complexity
The partnership is shaped by what the specific project needs — landowner joint venture, co-development, operating partnership or sponsor collaboration — not by a standard template.

What we ask of every counterparty, whichever door you come in.
- Facts that can be established, even where they are currently unknown.
- A counterparty prepared to work from evidence rather than assertion.
- Real deadlines rather than manufactured urgency.
- Nothing confidential sent through a form — sensitive material is discussed privately instead.
- Every commitment expressed in a written agreement, never in a conversation or a form.
Screening is an internal human decision. Self-reported answers on a submission form do not create a funded commitment, an exclusivity, or any obligation on either side.
What is not required.
Deliberate absences, so you know the introduction stays an introduction:
- No accreditation questions or self-certification anywhere on this site.
- No financial evidence, bank, tax or identity documents are requested, and no attachments are accepted.
- No fee to be considered, and no finder fee is promised.
- No published minimums: no check size, target return or geography is set out as a hurdle.
- No subscription, membership, deal room or data room exists to join.
