Work in Progress
Projects under evaluation.
Before Threefold commits to a project, it passes through the same seven-gate sequence we publish in the Cord of Three Framework™. This page shows how that evaluation runs and who carries it. Specific evaluations are named only with the counterparty's written permission.
The register
What is under evaluation right now.
Evaluations are confidential by default. One appears here only when the counterparty has given written permission and the stage, asset and location can be stated from documents rather than conversation.
No evaluation has been cleared for public listing yet. Work under consideration stays private until the counterparty agrees otherwise — an empty register is the honest state, not a missing one.
The sequence
Seven gates before any commitment.
Every project we evaluate runs the same sequence, in the same order. A gate can be passed, held open with conditions, or closed — and a confident conversation is never accepted in place of a document.
Step 1: Intake & Mandate — what is being asked, and whether the mandate is one we should hold.
Step 2: Capital Reality — whether the capital stack described on paper actually exists.
Step 3: Development Reality — whether the site, entitlement path and programme hold up to records.
Step 4: Construction Reality — whether scope, schedule and cost can be built as described.
Step 5: Integrated Decision — the disciplines brought to one table, with unresolved items named.
Step 6: Execution Charter — if we proceed: who decides what, on what evidence, by when.
Step 7: Stewardship & Closeout — how the work is reported, and how it ends.

Who carries it
One principal per discipline.
Each gate has a named carrier. The person who holds a discipline is the person who signs its record.
Felipe Soares
Principal | Capital, Strategy & Partnerships
Carries the capital gates: the reality of the stack, the alignment of the partners around it, and the decision record.
Robert K. Bishop
Principal | Construction & Execution
Carries the construction gates: scope, schedule, cost and whether what is drawn can actually be built.
Full profiles and prior experience: About the firm
Nothing on this page is an offer of financing, a commitment to lend, or a statement that any project will proceed. Evaluations end in six legitimate outcomes, including decline.

The Threefold Project Brief
Have a project that belongs in this sequence?
Send the project brief. It enters at Intake & Mandate, the same gate as everything else we evaluate — and you will hear which gate it reaches, in writing.
