Threefold Development Partners and Threefold Development Academy are two separate businesses. This is the whole statement of where the line sits — published in full, versioned, and written so that a course can never be read as a step toward capital or a commercial engagement.

The statement
What applies, and to what.
Threefold Development Partners and Threefold Development Academy are two separate businesses. This statement sets out, in plain terms, what each one does, what neither one does, and what a person may and may not rely on when dealing with either of them.
It applies to every page of this website, to every course, workshop, template and resource issued by the Academy, and to every enquiry, form and conversation that begins on either side. Where any other page, email, presentation or conversation appears to say something broader than this statement, this statement governs.
Two separate businesses
Threefold Development Academy is an education business. Threefold Development Partners is an operating business engaged in real estate development, construction advisory and related professional services. They are separate businesses, each responsible for its own services, its own agreements, its own obligations and its own conduct.
A shared name and a shared way of thinking about the sequence of a project do not make them one business. Neither is the agent of the other. Neither is a division, branch, subsidiary or department of the other. Neither guarantees, underwrites, insures or assumes the obligations of the other, and neither may bind the other to anything.
What the Academy provides, and what it does not
The Academy provides education: instruction, coursework, written material, worksheets and templates describing how development work is ordinarily sequenced, underwritten, contracted and delivered. It is general education, prepared for a general audience.
The Academy does not provide advice on your project, your site, your contract, your budget, your entity or your circumstances. Nothing it teaches or issues is legal, tax, accounting, engineering, appraisal, brokerage, architectural, insurance or investment advice, and nothing it issues is a professional opinion, certification, determination or report of any kind.
Course material, checklists and templates are teaching documents. They are starting points for your own work with your own professional advisors, and they are not drafted for your transaction. Using one is your decision and your responsibility.
Education is not a route to a commercial relationship
Enrolling in, attending, completing or paying for anything offered by the Academy does not create any relationship with Threefold Development Partners. It is not an application, an introduction, a referral, a prequalification, a screening, a waiting list or a step in any process.
It does not entitle you to, and it is not evidence of any likelihood of, financing, investment, capital placement, a joint venture, a development partnership, professional engagement, project acceptance, a review of your project, a meeting, or a response to a proposal. Threefold Development Partners is under no obligation to consider, review, acknowledge or respond to anything because you were an Academy student.
Equally, never having taken a course neither disadvantages nor advantages anyone in any decision Threefold Development Partners makes. Decisions on projects, engagements and capital are made on their own merits, under separate written agreements, and they are not connected to the Academy in any way.
No offer of securities, lending or investment
Nothing taught, written, presented or published by the Academy is an offer to sell or a solicitation of an offer to buy any security, interest, loan participation or investment, and nothing from the Academy should be read as one.
The Academy does not raise capital, place capital, broker transactions, recommend investments, evaluate the suitability of an investment for any person, or hold, receive or handle investor money for any purpose other than its own course fees. The Academy does not operate a deal room, an offering process, a subscription process or an accreditation process, and none exists on this website.
Where an interest in any project or entity is ever offered by anyone, it is offered only under separate transaction-specific written documents signed by the parties to that transaction, through appropriately authorised parties. It is never offered through a course, a workshop, a template, a newsletter or this website.
Records, enrolment and privacy stay with the business that holds them
Enrolment, payment, student records, attendance and course communications are held by the Academy, under the Academy's own terms and its own privacy notice. Enquiries, submissions and business records created on this website are held by Threefold Development Partners, under the notices published here.
The two sets of records are not merged, and neither business receives the other's records as a matter of course. Being an Academy student does not add you to Threefold Development Partners communications, and enquiring here does not add you to Academy communications.
Nothing you enter on this website is sent to the Academy, and following a link from this website to the Academy transmits no information about you or your project. If a piece of information is ever to pass between the two businesses, it passes only because the person it concerns is asked, at that moment, and agrees to that specific sharing.
Enrolment, scheduling and confirmation happen only at the Academy
This website does not sell, book, schedule, hold, reserve or confirm anything offered by the Academy, and it takes no payment on the Academy's behalf. Course availability, format, length, fees, cancellation terms and refunds are set and published by the Academy on its own site, and may change without notice here.
A place exists only when the Academy itself confirms it to you. A link followed, a page read or a message sent to Threefold Development Partners is not a booking and is not a confirmation. Where a workshop is taught with individuals who also hold roles at Threefold Development Partners, they are teaching for the Academy in that setting, and their instruction is education, not professional services and not a Threefold Development Partners engagement.
No guaranteed outcome, and no credential
No course, workshop, template or resource carries a promise, projection or assurance of any result, financial or otherwise. Development outcomes depend on matters no course controls: site conditions, approvals, market conditions, capital markets, cost, schedule, counterparties and your own decisions.
The Academy issues no licence, no accreditation, no professional designation and no qualification recognised by any licensing body, and completion does not qualify a person to perform any activity for which a licence is required. Where work requires a licensed professional — legal, engineering, surveying, appraisal, brokerage, contracting, accounting — that professional must be retained separately.
Third parties, affiliated firms and named names
Where another company, firm, platform, standard or system is named in Academy material or on this website, it is named for identification and education only. Naming it is not an endorsement, a partnership, a licence, a referral or a claim of any relationship with it.
Businesses separately owned or operated by individuals associated with either Threefold business remain separately owned, separately contracted and responsible for their own services, fees, licensing, insurance and disclosures. They are not subsidiaries, divisions or agents of either Threefold business, and no visitor's information travels to any of them without that person's specific, affirmative agreement naming the firm and what is shared.
Which statement governs, and how it changes
This statement is published by Threefold Development Partners on its own website, and it describes boundaries only. It creates no obligation on either business, no engagement, no fiduciary duty, no agency and no confidentiality obligation, and it does not vary the terms of any signed agreement.
Your contract with the Academy is the Academy's own terms of enrolment. Your contract with Threefold Development Partners, if any, is the written agreement signed by both of us. Where either of those documents differs from this statement, that signed document governs between those parties.
This statement is versioned and dated. Where it is reproduced elsewhere, it is to be reproduced in full and unaltered, carrying its version and date, so that two copies cannot say different things.
This statement describes boundaries. It creates no engagement, no fiduciary duty, no agency and no confidentiality obligation, and it does not vary any signed agreement. Where a signed agreement differs from this statement, that agreement governs between its parties. Threefold Development Partners’ own standing disclosures are on the disclosures page.
